You'll also have full access to your own private outdoor rinse station for ultimate comfort. Best of all, you're steps away from Ventnor’s best cafes, restaurants, and pizzerias, and just a short ride to the excitement of Atlantic City, NJ. ULTRA-FAST WI-FI & STREAMING TV: Our 570 Mbps Wi-Fi is perfect for working from home, smooth Zoom calls, and fast streaming. We do not have normal cable TV channels. Instead, the living room has a Smart TV that comes preloaded with Apple TV, Netflix, and Peacock for fun family movie nights. SET-UP FOR STAIRS: This beautiful flat sits fully on the second floor of the building. Because of this layout, guests must climb a set of outside stairs to get to the front door. The property does not have a ramp or an elevator. We want to ensure all guests are completely comfortable with a classic coastal walk-up setup before finalizing their booking! AGE AND OCCUPANCY: The primary renter must be 21+. Total occupancy is strictly limited to your registered guest count. No unlisted visitors or parties are permitted. PET AND SMOKE FREE: Our home is strictly smoke-free, vape-free, and pet-free.

COMPLIMENTARY BEACH TAGS: To help you enjoy the sand, we supply 8 free seasonal beach tags inside the dining room side cabinet. We count these tags carefully after every single guest checkout. Please put them back exactly where you found them before you leave. If any tags are lost or missing, there is a $25 replacement charge per tag. AREA STREET PARKING & WALKABILITY: Our flat does not have a private driveway or a reserved parking space, but you will find plenty of parking spaces close by. There are unmetered parallel spots on S. Troy, S. Richards, and S. Avolyn. There is also unmetered angled parking on N. Troy, alongside nearby meters. Our prime location makes this a perfect "park and walk" getaway. Once your car is parked, you can leave it sitting for your whole beach trip! BEACH AND SAND GEAR: To keep the flat pristine, please rinse off all sand before entering. Outdoor beach gear (chairs, umbrellas, toys) must be stored in the designated outdoor areas and is not permitted inside. OUTDOOR RINSE STATION GUIDELINES: We provide a beach rinse station to wash away sand and salt after a day of fun in the sun. In accordance with local law, please note that this is not a shower and guests are prohibited from using it for bathing. Soap, shampoo, and body wash are not allowed at the outdoor rinse station. All bathing needs to occur inside the flat's full indoor bathroom. TWO-FAMILY DUPLEX LAYOUT: This property is the private upstairs apartment of a duplex building. You will have your own private entries, a private upstairs porch, and a private garden area. However, you might see or hear the downstairs guests from time to time. If you have a larger group, you can book both units together to have the whole building to yourselves! NEIGHBORHOOD QUIET HOURS: Our home is in a quiet, friendly residential neighborhood. We love hosting respectful families and groups. However, we have a strict zero-tolerance policy for smoking of any kind, loud events, or wild parties. Everyone must follow our local quiet hours from 10:00 PM to 8:00 AM out of respect for our great neighbors. RENTAL AGREEMENT | ID | SECURITY DEPOSIT: Guests are required to complete three tasks after booking and prior to check-in in order to receive keypad access codes: 1) read and sign the short term Rental Agreement, 2) Provide ID and matching selfie, and 3) schedule a temporary security deposit hold on his/her credit or debit card in the amount of $2500. You will receive a link to the Guest Portal shortly after booking, where all tasks can be completed.

The garden comes fully equipped with an alfresco dining set and luxury patio furnishings, which you can easily reach via the rear stairs or through the gate in the south alley (to the right of the building). Guests also have exclusive, full access to: Our private outdoor beach rinse station to easily wash away the salt and sand. A fully stocked stash of beach essentials, including beach tags (located on the dining room side cabinet), as well as beach chairs, a beach umbrella, and beach toys (stored in the outdoor bin right next to the south gate). The ultimate convenience of your own private, in-unit washer and dryer. Seamless connectivity with high-speed wireless internet and full access to our Smart TV with preloaded streaming apps.
